Both sides will have closing costs that are associated with the mortgage company, title company and the executed contract. They can either accept the fees, try to negotiate the fees, or not close.

With any Residential Service Contract not all items are covered. The buyer could include additional items at a higher rate. It is important to get a list of items that are covered under the initial contract before it becomes an issue.

What if the Buyer objects to closing because of his walk–through?
If the objection is due to an incomplete agreed upon inspection item, then the seller is obligated to complete prior to closing.
